Remote Maintenance in Boiler Room
 
One of the potential requirements of any building is the maintenance of equipment in the Boiler room. In residential and commercial buildings, the support and maintenance of facilities is a necessity, and this is directly related to the comfort of the building's occupants. Also, periodic maintenance and inspections of building facilities increase the life of devices and significantly reduce their cost.
 

With the advancement of technology and the growth of GSM networks, GSM / SMS controllers have shown a new idea to intelligent control by sending commands via SMS.
Using a smart system, you can monitor all the facilities of a building and take the required steps if necessary. The GT-534 module is a GSM / SMS intelligent controller with 4DI, 2DO, 1AI, and 2 RS-232, which is the main part of the "Remote Maintenance in Boiler Room" Solution.

Each section of above picture is described as below:
  • Boiler: Using the GT-534, the process of turning on/off can be done remotely, and also the unexpected shutdown of the device can be detected.
  • A.H.U: The AHU, or air conditioning system, is a device used to flow air.
  • Air Conditioner: Air conditioners are mostly used to control the temperature, here we refer to its central role in the facilities of a building.
  • Leakage Detection: Leakage Detection sensor is one of the most commonly used devices in Boiler rooms. Using an iSN-101, a new product from ICPDAS, can detect leaks and notify technicians.

 
  • Underfloor Heating system: For a building's underfloor heating system, there is a tank with some parameters. it's the control elements can be communicated to the technician, and he can monitor this information at any time and do the necessary work.
  • CO and CO2 Detection: In places where combustion is done by heating devices, the production and accumulation of CO and CO2 gases may be dangerous, and this can be a sign of fire alarm. Using CL-203-E sensors, this information can be communicated to the technician along with environmental information such as temperature and humidity. Also, the ventilator can be turned on automatically and prevent accumulating dangerous gases.
  • Panel Door switch: In most commercial and residential buildings, technicians are responsible for maintenance. Using a door switch, the technician can be notified of the opening time, and this information can also be stored in a database.
 
One of the parameters that technicians need is to monitor changes of current in order to detect the Motor failure. Therefore, using a PM-4324, it is possible to measure the current of 8 three-phase motors and provide important information such as True RMS Power to the technician in order to check the devices.
 

A technician can use voice or text commands to communicate with devices in the Boiler room and improve system performance. Also, all this information is available as a weekly / monthly / annual report.
One of the features of the GT-534 is the sending of RS-232 data via SMS, which can be used to communicate directly with a remote controller. For example, when it is not possible to install the controller inside the electrical panel or the desired location, the existing GSM network can be used and the device information can be transmitted to the controller via SMS and received the necessary commands.
